We’re doing a kitchen reno this spring and would like an architect to do drawings and serve as construction manager, making sure all subs follow drawings and keep in line.

Question 1: Who would you recommend?

Question 2: How are architects fees determined? I imagine this will be a $50-60K job and require 40-50 hours of the architects time. Do they charge by the hour or as a percentage of the job?

  1. I am also an architect, I will not try to pitch my services to you, although would be happy to help and have extensive experience with residential in NYC, but just want to respond directly to your second question:

    I would suggest not thinking about the time it will take the architect as you have little control over how much time they spend – that is their responsibility – not to mention that i think you are underestimating the time it will take the architect. I think the advice to find someone who will provide you a fixed fee contract is the right move here. I suggest my clients to think about the total amount of money they have to apply to the renovation (called Total Project Cost). This includes both construction and all associated fees, including the architect. The main reason i suggest this is that clients who are not versed in construction/done previous construction projects probably do not realize or account for all the associated fees required. It is part of the architects services to help you determine how these fees are allocated as part of the total money you have to apply to the project. That said, consider allocating 15-18% of the total to the architect. There will be other fees as well (permit filing, permits, reimbursables, etc.) but they will be very minor and a good architect will be able to help you budget for these accurately.

  2. I am an architect that who works with a regular group of craftsmen and an excellent cabinetry shop. Typically I will visit your home and after speaking with you about your goals and seeing the location, I estimate the costs of the project. I fix the fee at a percentage of that estimate. We will design the kitchen together then I follow through during the construction process. In the end you would have a beautiful kitchen and an enjoyable process.

  4. I don’t have a recommendation on who to use but I would highly recommend NOT going with anyone who is charging you a percentage. There is every incentive to drive up costs. Fixed fee is the way to go.
