Hi,
We’re planning to bid on a house that is in need of a complete gut reno. The house has been empty for years and looks like it was previously occupied by hoarders. But, it’s the right size, with a yard, in the neighborhood we like.
We will obviously need an architect, but this house was stripped long ago of any details so we don’t need anyone specializing in hi-end restoration. We would like someone with a more modern style. It would be great to get someone familiar with the neighborhood as well.
Ideally we want to do a walk-thru with architect and contractor before we make an offer so we have a better sense of what we’re getting into.
We would appreciate any recommendations.
Thank you!

Sounds kinda familiar for the area; wood frame, siding of various materials (sometimes several layers in fact), listing stairs, possible uneven settlement of floors/foundation. You definitely should have it looked at for the potential structural issues and also have the boiler question examined, sounds a little strange to us, but maybe just relocated in yard for space reasons and access.
Just to offer again, we are free to take a look along with a General Contractor and based on what your pointing out, possibly could get a structural engineer to take a look as well. Let us know how we may assist.

Thank you for all your comments.
The building is wood frame and covered in aluminum siding, of course. It is not in the historic district.
I should also mention that in addition to being a mess, there are crooked stairs and eneven floors so I need some input on possible structural damage. And there is something funky going on with the boiler as it’s located in the backyard, not in the basement.
I am an architect who has recently launched my own practice after working for 10 years on high-end residential and commercial projects at several prestigious Manhattan firms.
I am in construction on a sizeable Upper East Side apartment renovation, and I am looking to start a new project in the coming months. My firm is small, but competitive and efficient, with excellent references.
If you are still looking for an architect’s proposal for your project, please feel free to send me an email: CBalestri@BalestriArch.com.

I have several years experience with residential projects. I am versatile with design. A project I did at 7 Hubert Street was a “contemporary/modern” style in a new loft condo building. A kitchen I renovated in Chelsea is contemporary with IKEA cabinets (for budget reasons) and higher end touches like Waterworks tile and so on.

There is a charge for my services.
I am affiliated with several reliable contractors.
Some additional information would be useful to all potential posters:
1. Is this a wood-frame or masonry structure?
2. Is it within the Greenpoint Historic District?
Dear Greenpointer
Our office works in a variety of project types, primarily residential on varying scales. We are based in Williamsburg and conduct projects in Brooklyn and Manhattan primarily.
We would like to discuss your potential project with you further, and offer to do a walk-through of the space at your convenience and discuss your goals for the possible work. We also have several competent GC’s we work with frequently that could join us in the walk-through to give their input as well, no cost to you.
We’ve also attached some past project links below, to give a sense of the kind of work we do.
