Hello folks,
I am in need of some info. I am considering helping my daughter and son-in-law buy a place in the Lefferts Garden area as it is less pricey than Park Slope,etc. It does seem to be a generally improving area, and an investment there looks like a good one down the road. Can anyone tell me what the expected utilities costs might be for a 3 story home, about 1850 sq ft.? I guess that means gas,electric, water/sewer and?? I’m in NC now, so I’m not able to get this info in person , and I’m leery of what a realtor will tell me. Thanks for ANY input!!

  2. Prospect Lefferts Garden has been “improving” for like 20+ years. Only buy there if you like the way it is now… don’t buy on the assumption that it will change more to your liking in the next 10 years.
    Also, think about schools now, before you make the big purchase.
    There are areas within district 15 that are just as affordable as PLG.

  3. Thank you all for taking the time to reply to my question. I will take this info about utilities from all and digest to see if we can make this work for my daughter. We have a beautiful 19mo old granddaughter that needs more space than they currently have in a small Manhattan apt. A move like this to a bigger place is sorely needed. After moving off Long Island to the Charlotte area 15yrs ago where space and property costs aren’t really a big issue,I am in awe of the property values in Brooklyn. It’s been an eye opener for us.   4. If its heating oil i couldn’t say.

    I have gas hydronic/water heating here and window a/c units in summer. We’re at 3000sf-ish and around $800 if you averaged the whole year. But we do not skimp on anything and are probably typical over-users. Keep the whole house heated well to 75 in winter and crank all floors with a/c in summer. Fridges produce very chilled beverages. Lights on for the dogs when we are gone…..

    so that should be a high number for you hopefully. We do have 2 fridges as well.

VHR, maybe $500 a month for gas in the winter if your house is leaking heat – and it sounds like it is, between the older windows and the 8 fireplaces – but $500 a month for electricity is crazy. I’ve never paid above $200 a month, and usually much less, for a house that is around 4,400 square feet. I don’t work from home and have tried to do whatever is possible to use as little as I can – CFLs in every socket and everything off, not simply sleeping, when not in use. You definitely want to get an energy audit and in particular to confirm that no electricity is being diverted to any other location.

    For the OP, go to NYC.gov and you can get a history of the water/sewer bills, expect them to rise over time, they’re billed quarterly and likely are around $200 per quarter. For normal use figure on $150 a month for electricity and $400 – $500 a month for winter heating bills, nothing in the summer and $80 a month for hot water assuming it’s a separate gas hot water heater. For what it’s worth, I agree that Lefferts Garden is likely to see better property appreciation, it’s a nice neighborhood that more and more people are turning to as an alternative to pricier neighborhoods.

  6. call the utility company and ask them for what the past owners paid… they can give you records going back… and will offer you a plan that averages out the cost of a year over 12 months

  7. You can ask for copies of all the bills.

    For a 2700-sf, three story plus cellar attached rowhouse:

    *$200 average heating costs over 12 months for oil heat and hot water radiators, includes hot water (no separate hot water heater), temp set at 68, no insulation.

    *$60 a quarter for water & sewer

    *$80 electric each month

  8. Thanks for the two replys. I forgot to mention that we keep the heat at 65 degrees and do not work from home. So appliances are the only things plugged in all day. We don’t leave lights on and don’t have a desktop and only one TV. I will try to get an audit. Thanks.
