I agree with rob — big tip for owner/landlord is de rigeur!!! (I hope my tenants are reading.)
Just kidding. If you like your LL, do something nice — some cookies, early shoveling during next snow, etc. But no obligation.
My old landlord and I had a good relationship, so we just exchanged small gifts. Haven’t heard of anyone tipping their landlord.

Tipping the owner of your building is completley unnecessary – like tipping the owner of a salon. The gift is a very thoughtful idea, and probably unexpected, so will make a good impression.
