I had bought a condo recently with a backyard that has an ugly concrete wall. I was thinking of painting or applying stucco to that wall in my backyard that technically lies on the neighbor’s property line. The sponsor’s response to this was that the neighbor probably would not care and it would be okay. The majority of that neighbor’s backyard is littered with debris and garbage also, which implies that since he doesn’t care about his backyard – he probably would not care about the side of the wall he doesn’t see being painted (friends are also offering a similar opinion). My guess is that even if I were to do it, he wouldn’t know.

I asked my real estate attorney for his opinion, and he said stucco would be permanent and if asking the neighbor would be out the question.

He also suggested I bring it up to the condo’s management attention…which does not make any sense to me – does it to any of you here?

Should I go ahead and do it anyway with the notion he won’t know/ won’t care. Or should I seek his permission first?

  1. I’ve looked up several vines (including the Virginia creeper), and the online sources say that most of these are ivys and are toxic to some degree including the berries they produce. Any other suggestions to cover up an ugly wall?

  2. Virginia creeper different than English or Boston ivy. Go for the creeper, if you can. English ivy is an invasive weed.

  3. That’s virginia creeper & it grows very quickly. I have a neighbor who has let ivy grow up the walls of a building I manage & I’ve asked him repeatedly to remove it because I’ve had to have the walls repointed & other work done because of it. I’ve asked DOB & other city agencies & I have no recourse against him so you’d be safe doing it too.

  4. I agree with you. Also I figure that stuccoing a wall my be too costly of an option for me in addition to the hassle of finding out who the owner of the property is and whether or not he even lives there.

    I was looking into planting vines also to grow alongside the wall, would you have an recommendations? Maybe the type that you only plant once and the leaves re-sprout in early spring?

  5. You’d be taking a big chance not asking in more ways than one.

    It’s not the board’s business so that would be a waste of time.

    I’d ask for permission with a bottle of wine in hand or something. If he didn’t give it to me I’d consider putting up a bamboo screen or fence in my yard just shy of the wall.
