Can anyone give me a ballpark figure for what it would take to remove this facade and make the brick underneath look presentable? I realize it depends on the condition of the underlying brickwork so a range of figures would be helpful. Has anyone done a similar job and have pointers on things to consider?

This is a house that we’re thinking of making an offer on, but that ugliness could be a dealbreaker!

  1. I guess I’m the only one who doesn’t see this as terrible. What’s awful is how dirty the house is. It could use a really good power washing. The awning and door are really shitty and so is having those garbage cans lined up in the front making this look like a row house trailer park. Those bars would also have to come down. In 2010 there are much better ways to secure your home.

  2. It might be cheaper to just cover it with stucco or dare I say aluminum/vinyl siding- I know a lot of people hate it but it would def look better than what you have now!

  3. Yeah, it looks from the picture that the permastone or whatever is level with the other building brick, suggesting that it could have been ground down underneath. I and agree that a good cleaning, remove the window bars, and a nicer door would make a huge difference. Then think about a new cornice on top, spiffing up the cornice/lintels around the windows first and then consider whether refacing at a later date is worth it. It’s not the worst I’ve seen.

  4. brooklyn chicken: i really think this is added to the brick front and not level with the brick on the surrounding houses…i know this house as i live down the block and the houses surrounding it are carbon copies (as is mine!) of each other.
    our neighbor has the same treatment on their 4 story (must’ve seen that 70’s-era garden state brickface and stucco ads ) so it was just something a bunch of people (with no taste) were doing at the time.
    don’t let this stop you though…this is a good block! very neighborly!

    Good luck. Actually, the permastone has passed it’s crest of ugliness and might become desirable again. It has sort of a Goth- Fred Flintsone appeal.

    Whatever, though, DON’T call Garden State Brickface. They are the jerks who did most of these permastone things to begin with.

  6. ive never done any work like this but i would think 20k is too low an estimate if you want to make sure it gets done right. good luck. pointing bricks alone on a facade that size is 5-10k easy.

    The only positive benefit of Brownstoner is that people who want to renovate a house can ask for advice on this website.
    Answers are certainly of better use here than reading most of the regulars members comments trying to shill their neighborhood on the HOTD section.
