its just a one bedroom and about 750-800 sq ft. am looking for someone who will do good work, but definitely not the most expensive option.
does anyone also have a sense of a fair estimate of how much this work would be based on your own renovations?
thank you!
Julio Bonete from Bonete Renovation does all the upkeep and maintenance work for my brownstone rental property in Bklyn. He’s an extremely affordable GC and does excellent work. I highly recommend him. Please tell him I recommended him.

Good Luck,

I used Gerald and Yasinari at Brooklyn Artisan for my kitchen and bathroom. They’re priced competitively. Very professional and pleasant. No hidden costs or surprises. You can reach them at info@brooklynartisan.com
I did a similar reno on a similar sized apartment a couple years ago and it cost 38,000. 22,000 went to the contractor, and I spent 16,000 on my kitchen cabinets, counters, appliances, tile, etc.
The contractor skim coated ceilings and walls where they were cracked or chipping (not an entire skim job (that was really pricey), prepped trim and doors, primed and painted everything, refinished the floors, put the kitchen back together and did minor work in my bath. My building insisted that a licensed plumber and electrician be involved and this increased the bid somewhat.
In the end I went with the lowest bidder and was happy with the outcome since others bids were as high as 70,000 (good work, not outstanding; but I figured I got what I paid for).
You can try Kevin, he is reasonable, his email is jdawson713@yahoo.com good luck.
Yes. Skim coating could run you approx $2,000 or so. This is not the fanciest work; for real plaster experts you could pay as much as $4,000 — or less. Try to find a real plaster expert who will charge you only $2,000! Also, tell them to skim coat the closets at the same time (assuming closet walls are plaster). That will solve that problem.
A good price for floors will be about $1.50 per square foot. A GC will charge more.
The sink and the shelves are very small items unless you have some huge plumbing issue you don’t know about that requires replacing the plumbing in the walls/floor, etc. (Not likely.)
As for kitchen renovation, that is something I have never done, so don’t have a good idea, plus it really depends on the size of your space, details such as whether you need to move plumbing etc. Cheapest kitchen reno I have ever heard of was $5,000 for all new fixtures and appliances with cupboards coming from Ikea and installation done by owner.
