Hi, i have an issue that we have been dealing with for a while with the front door of our building. The door is very heavy and because of this, the door slams and also the lock or key hole is striped due to user inserting their key and pulling on it to open the door. Can someone recommend a solution for this issue. We are wlling to install either a door closer hydraulic system to help with the slamming of the door but we need a solution as well to help with opening the door. Any suggestions will help or if someone can recommend a good product. Thanks in advance to all
Did the author of this post find a solution? Or can anyone else recommend someone who is expert at adjusting the mechanical arm/door closer? We have a front door that closes but falls just short of clicking all the way to the locked-shut position. I think it’s the mechanical arm. Looking online, i’m reluctant to mess with that myself, the hydraulics look complicated and I am not very handy. Can anyone recommend someone in brooklyn who is good at adjusting mechanical arm? I had a carpenter rehang the doors, fix hinges, replace screws etc., so the doors appear to be straight, but you can see as the door slowly swings closed, it does not have quite enough weight, or is not moving quite fast enough, to go all the way.
BTW, if you install a slamlock like a Segal interlocking deadbolt, the user will need to keep the key turned to open, and won’t be able to use their key to pull the door.
You have to set the latch at the handle, or add another cylinder and latch, so that the door will not open by pulling on the key, but only in combination with key and manually-turned doorknob.
boozin, we have the same exact thing happening on the side door. Still haven’t figured out how to fix it. For the front door that pushes in, we installed an electric magnetic lock mechanism on the side of the door so it forces people to open with a key and then push the door. Maybe that can be done the same way with your building door.
Yes, the door opens out. There is a handle on the door but people tend to not use it as sometimes the other hand is not free. so when they turn the key, they keep it turned and pulls on it as the door is heavy. After a while, the key hole becomes strip and the door does not lock or shut properly. The door is self locking/closing door.
Some brownstone doors are extremely heavy (ours is). If you’re in their service area, call 5th Ave. Key Shop on 9th St. in PS: 718-768-8643. Honest, reliable, reasonably priced. They can install a hydraulic closer and figure out how to solve the issue with the key. Does your front door open out? If so, Rick’s comments are on-target.
Sounds like the “good product ” you need, is a doorknob or handle! Using the key as a handle is a bad idea. It sounds to me that the door slams because the hinges are spring loaded. It’s a self locking door right? A door closer will help slow the door down, that should help.
