Hi,

We are going to have our roof replaced (at 15 years old it is nearing the end of it’s lifespan) and are considering having a roof deck put in as part of the renovation, most likely with stair/ladder access from the room below. We are on the top floor of the brownstone.

Do we need to get an architect for this? Or can I go directly to an engineer to do the work?

What is a ballpark number for the architect fees?

Any advice much appreciated.

Yes, you can either use an engineer or architect to file, but most likely both would be involved (engineer – to access existing roof strength, advise on new structure/bracing for new load. architect – to design access/deck, waterproofing, filing and dealing with possible landmarks). Typically in this situation you would hire an architect who would hire an engineer as a consultant.

    We’ve done a couple of these and our cost has been around $15k for architectural fees.

NYC is one of the places that an engineer may file architrctural drawings so legal wise there is no difference as an architect may file for the engineering portion as well and the engineer may file for the architectural part so the only difference is on cost will depend as tehy are both licensed professionals. BTW DOB thinks that PE is either plan examiner or professional expediter. It doesn’t appear that they are knowledgeable to the fact professional engineers also use those initials.

  3. An architect would be best to do your reroofing drawings, and may have an engineer that they typically work with (which may need to sign off on some of your deck drawings). They’ll have to file the job with the DOB. Fees for both the architect’s fee and the reroofing itself are going to be based on many factors like square footage, roofing type (epdm?),and presence of asbestos.

  5. Yes u do need an architect because the job would have to be filed. If u go the route of an engineer first u could incur 2 costs. An architect may be able to do what the engineer could do along with blueprint filing.
