Hi guys,

Have searched the archives and not found the answers that I’m looking for.

We have three joists that need to be replaced in the basement due to termite damage. I’m looking for recommendations on who to call to have this done and what we should expect to pay per joist on a 20 foot wide brownstone. I’d rather avoid firms like All Renovation, as reputable as they are because I know they would just call in a sub to do it.

  1. The joists are pocketed into the brick of the walls, and they will need to be very carefully fit, one at a time, to insure that they are supporting the load (floor/walls) from above. It would be relatively easy to loosely fit the joists, and mortar them in place without actually taking the active load. This would almost certainly lead to sagging, plaster damage, etc. Also, the floor would need bracing while the old wood is removed so that sagging doesn’t immediately occur during the exchange.

They have a great team that will make sure to finish the work promptly and efficiently. I belive most of their work is in house. Give them a try!

  3. OP, the joist itself should not cost you more than $40. I got mine from Heavy. Replacing a joist isn’t actually that hard – it seems scary, but I’ve done it. If you like All Renovation, then by all means go with them. But if the joists are already exposed top and bottom, someone who knows what they’re doing can get all three done in a day. It shouldn’t cost more than $500. You should be able to get it done yourself in a weekend.

    When I did mine, it was part of a gut reno for which I already had permits, and I don’t know if that’s your situation.
