Friends — Are Brooklyn co-op residents/owners legally required to paint their fire escapes within a prescribed period of time? Or is it just an “as needed” type of job. Because, honestly, ours needs it, but I’m not sure when we can get to it (i.e., afford it). Thanks, all!

  1. you are required to paint if they are out of shape and chipping. We had a fire department inspector randomly check and if we didn’t paint, we would have incurred heavy fines. We were given about I think 4-6 weeks to get it done. I am in a 90 unit 6 story co-op. The whole job was about 10K and they did a pretty decent job.

  2. brooklynite4321, you aren’t legally required to paint your fire escapes but I’m guessing that your co-op building is under six stories hence, no Local Law 11 filing. Nevertheless, deterioration of fire escape steel does happen and if you happen to notice lots of rust scaling or railings that look “narrow”, it’s probably best to do some preventative painting. Also, a quick and thorough check of the steel supports, railings, and stairs isn’t a bad idea. Just be careful if no one has been on it in some time.
