Really basic set of questions: What do we need to do to get our boiler working? Does it need to be cleaned annually? What should that cost? Any recommendations for reliable plumbers?

Had my gas/steam boiler serviced this week by Donato 718-768-4041. Cost was $175 and basically involved draining/refilling until water ran clear along with inspection/relighting pilot which had gone out. They are overall reliable and responsive.

Not being a landlord, we pay a couple hundred for an annual maintenance check on ours (fairly old Weil gas / steam system; always seemed to make sense to take care of something so important. We’ve used Gateway in the past when we weren’t together enough to book service early enough to have it included with our national grid service contract. And Gateway (Master Plumber) has been great. This year national grid is doing it. I’ve also read good things here about Alladin plumbing.
If you have tenants … I was just looking up DHCR fact sheet 15 yesterday.
“Heat (During the heating season, October 1 through May 31)
* Between 6 a.m. and 10 p.m., heat must register at least 68 degrees Fahrenheit when the outside temperature falls below 55 degrees;
Between 10 p.m. and 6 a.m., heat must register at least 55 degrees Fahrenheit when the outside temperature falls below 40 degrees.” But that wasn’t the question, and OP probably doesn’t have tenants.
I’m not sure of costs for an annual checkup/cleaning, and what you need done depends on oil vs. gas. If it’s gas, for a good plumbing / heating company you could call Gateway. (Ad over there->)
