I’m looking at a townhouse that will require a complete gut renovation (and I mean complete with nothing saved but the facade). I know this is basically an impossible question to answer, but can anyone give me a psf range on the renovation cost? This will be very high-end. Also, could use some recommendations for a GC with proven ability to handle a huge project like this. Thanks.

  3. we did two floors and 20′ extension came out to 700,000 for labor and goods . plus 60,000 for architect no kitchen or parlor reno . so that 1500 square feet roughly 500 a sq foot. have fun it was not worth it we would have spent less money and trauma buying the penthouse in the east village

  4. we used creative renovation for our gut reno 2yrs ago (2 floors in a brownstone). right now they are working on a total gut (similar what you are describing) for friends of ours and they are very happy with the results so far. not an expert in terms of pricing but we paid 250 or so psf and have a decent ‘high end’ renovation, but we didn’t do windows and went with ikea kitchen cabinets (though different hardware / countertop / backsplash). happy to provide more info if you want to.

  5. A full, higher end, well detailed renovation will start around $350/sf, with tremendous potential to travel north from there depending on fixtures and appliances, interior finishes, mechanical systems, etc.

  6. If you are interviewing GCs, call Ed at REG-ED Contracting (718) 680 9157. He did a gut restoration for us in a 4 story brownstone in a competent and professional manner. He loves old buildings, has an appreciation for the history and architecture of these magnificent structures and it shows in his work. He used first rate building materials (didn’t cut corners), used great sub-contractors, and the final product is terrific.
    He can probably show you quite a few brownstones he has done, including mine.

  7. I told one of my client before that he was looking at 350-400 per sf for high end renovation. And he thought that was insane. I’ve also seen a a high end renovation for around 600 per sf and that does not include a lot of “toys”. It all depends on what you want and your definition of “high end”.

  9. I used All Renovation Construction for my brownstone gut renovation in Windsor Terrace. Pietro, the owner was my GC – his team was excellent and walked me through every phase of the process, I had no prior experience with ANY sort of renovation or construction project. Their estimate was itemized per floor which helped tremendously with managing my initial budget. All in all I had a great experience and was lucky to find a contractor who was proactive and readily available from the estimating process all the way to the end of the project. Finally it’s extremely important you have all your prospective contractors walk you through an existing “in progress” gut. An experienced or reputable company usually has an “open” gut project in progress – if they do not – then that should be a red flag. Also make sure you speak to the current owner of the gut project you review. Getting an existing client’s feedback really helped me solidify my decision in hiring All Renovation.
