Permit to Install Skylights
We’re considering putting skylights on the top floor of our brownstone in Brooklyn Heights at the same time we have our roof replaced. Does anyone know if this requires DOB approval? If so, what is required? Does anyone have a reference to a website / form I can use to file the application? Thanks!

biff, if you’re going to get permits, you can’t do it yourself. You have to have an architect or PE do it. You need drawings and only an arch or PE can stamp them and file.
Personally I think you could get away with installing new skylights without a permit, then again BH is probably the most anal nabe in Brooklyn. Would depend on your neighbors, also depend on what could be seen from surrounding buildings.
After you get the architect, file the drawings, get DOB approval, you should be ready to start… just in time for the first snow!
Why do you think LPC is part of DOB? I don’t think it is…
We are doing a reno in a historic district, and we did some alterations to the skylights. It took us 30 plus business days to get a response from Landmarks. If you are in a historic district, then you will need to get LPC and DOB approval as well. Not sure if you can do this at the same time or not but yes you will need both. Good luck!
brooklynexpediter, I’m just curious, why wouldn’t you self-certify, and do you need to have formal plans drawn up and filed for even a small job like this one? If so, who can do the plans? And is that just in landmarked districts or everywhere that requires DOB approval?
Thanks, brooklynexpediter. But I’m confused once again. I thought getting LPC approval meant that was the DOB approval (since LPC is part of DOB). So you’re saying one has to first get LPC approval and THEN go back to DOB for a separate approval?
Doesnt take 30 days. If they require a hearing then maybe otherwise its much faster than that.
For LPC it will depend if you need to go through a hearing. Otherwise it will take 1 to 1 and a half weeks. DOB is a different story and if it is landmarked it will be blocked automatically from approval till you get the ones from LPC.
DOB depends if you self certify (definitely not recommended) versus general approval by paln examiners you have to figure 3 weeks app. for such a type of job. By new regulations, if you will do work in more then 50% of the roof your entore roof may need to be replaced to accomodate energy compliance requirements! duh!!
Not all of the roofs in BH are flat. But I’m guessing that owners of the non-flat roofs likely never bother with LPC when replacing the roof.
Probably not many, Biff, but aren’t roofs on Brownstones considered “flat roofs” for that purpose?
