Hello brownstoners,
We’ve got our DOB permit for a large metal deck off the palor level but the DOB architect insists that the decking surface cannot be made out of wood Ipe included. He wants natural light below the deck area since the garden floor bedroom window is located beneath said deck. This leaves us with only subway grating as a viable surface. Has anyone ran into a similar problem? Our concern is the grating can get really hot in the summer and prelude use plus aesthetically grating seems abrasive. Suggestions greatly appreciated….we’ve been thinking about glass floors but that maybe prohibitively expensive!!!!!!!

  1. Decks can go more then 8 ft. if it conforms to lot coverage regulations which will need a zoning review.
    Regarding light and air it has to be natural and the light will depend on the angle and height but may come up as an issue. There was one particular examiner who would not approve beyond 6′ ft. for this issue.

    Wasder a deck can be more than 8feet deep if you have adequate yard space beyond it.i.e. >30feet.

  3. that’s not entirely accurate, they can be approved wasder; i think even the resident deck expert (jimhill) will confirm that when he’s done with his vacation cocktail…need the 30 ft or something from the rear ppty line and jump thru hoops w plan examiner but it can be done.

    According to fire code decks can only extend 8 feet beyond the building. Antidope–wouldn’t go telling too many people about your 10 footer.

  5. jimhill: clear to the sky from the top of the window, middle or any part?

    i am looking out my room from under my 10 ft deep deck and can see the sky if i lean over a bit. on the other hand, a short person probably doesn’t have to even lean.

    IF you really want wood, couldn’t you ask your architect to build a proper model to show the room clearly gets some natural light.
