We are int eh process of designing a single family home to be built on an undeveloped lot. Our home will contain radically sustainable features – water collection for drinking/shower, solar for electricity and heating etc. We have initial plans drawn. Wondering now what is the approval process? We submit plans to Dept of Buildings? Who else?
Should we wait till plans are complete or is there a way to show DOB plans ahead of time to see if they have any objections?

Wood and brock for example. Living walls as the siding. We do our own architecture, engineering and expiditing to control the process.
You need to have your Architect file a Pre-consideration for anything that is not allowed by code. The water collection is something I think if you can show how it will be done properly they would allow.

There are folks in the town where I grew up that have been breeding miniature ponies for 50 years or so. Now they have ultra minis. You could get a whole little pony family.
Go easy Kristofferson. I suspect you’re just exploring how far you can push ultra green and you’ll do as much as you can at your site. I like that you’re going for it.
I’d be very interested to hear about your project as it unfolds. If you haven’t already you may like to reach out to some of the green building groups in the City and/or the AIA.
You should not wait for completed plans, you should go to the Department of Buildings with what you have and have them help you with the unusual complexities of your job. I have found them to be very helpful with things they have never seen or heard of. Many of the plan examiners love a challenge and are eager to learn about new technologies. If you find one who is not helpful go directly to the chief examiner and he will sort it all out for you. Good luck with you new adventure.
People like Mr Joist have always said to me “You cant do that” “that is foolish” etc etc. I didnt listen to them. I made millions they live in the same town they grew up in and work dead end jobs.
