just wanted to share a great experience I had with Nick Kontzamanis from Leakmaster. Their number is 718 421 2000.

I knew I had to get my roof taken care of, as there were dozens of cracks (although no leaks.) One estimate recommended a partial tearoff and was well north of $10K. Leakmaster did the job, insisting no tearoff was required, for almost half the price, and offers a 20 year guarantee against any leaks. Nick and his sons did the job in a single day(for the same price they’d charged a neighbor two years earlier.) I recommend them highly.

    -Firstly you have an avarage size roof

    -Secondly your “not so old roof” is deteriorating and is both way beyond its Warranty and life expectancy. I offered you the option of a new rubber roof, or a repair. I suggested to you that a new roof in the near future would prevent you from having to do a complete tear off if you waited much longer. And that a tear off would wind up costing a lot more money.

    -Thirdly my price was more than fair when considering all I was giving you. It was consistant with the pricing of any long standing local reputable lisenced roofer.

    -And finally we indeed, did discuss your Velux skylight. (By the way your skylight which was installed with your last roof was also beyond its warranty period.)
    I told you that sealing skylights is a standard practice when doing a new roof. And for the record here and now, I can never remeber when we didn’t practice that. And for you to say that I wasn’t planning on sealing your skylight and speculating that my new roof would be useless is less than fair.

    We had a nice exchange when I met you. You’re very knowlegable about so many things of interest to me. And I learned alot from you! I Let you know that as I was leaving. I’m both surprised that you would go on record discrediting my character and my capabilaties as a roofer. I wish you would have called me first.

    It troubles me how some people find it so easy to discredit others in darkness and behind closed doors.

  2. Snowman2, your unfortunate experience with Nick K. seems to be an anomaly. We’ve used Nick in the past to replace the roof on our extension and to repair the flashings and skylight on the main roof. Others who bid on the job claimed that we needed to replace the main roof and skylight. Nick advised otherwise and quoted us a considerably lesser cost. That was nearly 5 years ago and our repaired main roof and skylight as well as the replaced extension roof are all doing just fine. No leaks at all — not even during any of the torrential downpours of the past 5 years. Our experience with Nick and Leakmaster was such a complete thumbs up that we don’t hesitate to recommend him to others or to call him back to our place should that need arise.

  3. I don’t get it. A few months ago, based on recs here I had Nick in to determine the source of a leak. He insisted that my not-so-old roof was taking in water all over and needed to be replaced for $7800. Crazy price for a small house.

    I got in 2 other roofers (also recommended here) who both said that a new roof was unnecessary, possibly some flashing could be redone but if I really wanted a new roof the price was 4200 from one and 3800 from the other for the same material and method that Nick would use.

    One speculated that the source of the leak was the glass/frame of a fairly new, expensive Velux skylight and he tied a tarp over it which stopped the leak and proved him to be right. He recommended replacing the skylight. When I’m ready to do it I’m calling him. Surely not Nick. Until then, a friend went on the roof and siliconed all the seams in the skylight. Nick’s $7800 roof would not have fixed the leak.

  5. Always good to hear recs from real customers as a lot of thread on here seem to be self-promoters… I’m looking for a roofer right now for my small detached garage. I know for a fact it needs to be completely stripped down and most of the joists replaced as water & termite has damaged them both. I take it Nick only does the roofing part and I need to find someone to do the structural joist part? Can I ask what type of roof they put down? thanks!
