We need to restore the staircase from the parlor to the third floor. A few of the treads feel like you could go through them. Does anyone know the approximate cost to do this? I’ve gone through the archives and can find recommendations on who to call but not on pricing.

  1. How should the cost of repairing stairs be allocated among owners of different floors? Seems the highers floors should pay more (just like elevators)…

  2. To those who’ve had their stairs rebuilt: What about the issue that the wood doesn’t match your existing floors? Is that a problem?

  3. I had my staircases (4 floors) entirely rebuilt by Soxco last year. They were about 4-5k per flight depending on number of treads risers ballisters replaced and work needed. We have a few very sharp turns which were harder to replace. Also there were other issues that they were able to quickly and calmly remedy during the rebuild. Now whenever someone comes in the first comment is always how great the stairs look and feel (incredibly solid). I can’t recommend them highly enough. Worth every penny.

  4. Probably depends on what you need done. I got estimates of about $2,000 from a guy on Broadway (Bill? Forget) along the Bushwick Bed Stuy border and an estimate of about $3,000 from Soxco to replace the existing treads with bigger ones and extend the bannister because the stair has pulled apart due to settling of the house. Former planned to use new oak, latter new pine (the stairs are pine). In our case, they would have to open up the plaster.

  5. I used “the stair repair experts” from NJ and they were awesome! I got their number from here… They did all the work from above and left the plaster intact below (and the moldings) and replaced risers and then put back the original treads. The guys were very nice and did the work very quickly and with no mess. The stairs are super sturdy now and look like they used too. I think I remember it costing me about $3500 a flight– I did parlor floor to 2nd, and 2nd to third… still thinking I might want to do the next level. I’d definitely recommend them for any staircase work.

As I recall when I had my stairs repaired in a brownstone a few years ago, the cost is not dependent on the number of treads that need replacing, but on how difficult it is to get under the stairs to do the shoring up. I only did my main staircase from parlor floor to second floor. They had to rip out the plaster ceiling underneath the staircase. I paid someone else to sheetrock the area when the stair people were done. I think my cost was in the $3600 range. I used Soxco, can’t recommend them highly enough, they really know how to do their thing. The other company I called wanted to build me a new staircase out of pine.
