Hi: This is a question about the right kind of insurance to get for a small condo association, three apartments in a brownstone.
Our insurance broker reviewed the bylaws of the building and noted that they require us to get “single entity” coverage, which as I understand it means it covers the structure and fixtures, but not alterations and additions since the condo plan was put into effect.
One apartment has had a substantial addition since then.
She is recommending that we change the bylaws and our policy to get “all inclusive coverage” which would cover the building and all alterations and additions. Our individual policies would cover just our possessions in the apartments. This avoids confusion if we ever have to make a claim for damage to the buildling and is collectively cheaper, she says. The actual policy for the condo association would be more expensive.
I’d appreciate feedback on whether this makes sense. I did find an article online indicating that more condos were going the all-inclusive route nowadays.
