  1. for me, the easiest option is to go to Rebny. The link is https://leases.rebny.com/default.jsp
    You don’t have to be a member of Rebny to create leases.

    they offer online leases that you can fill in online and they will generate a pdf. It costs $7 a lease and the Rebny leases are very readable and cover most contingencies. They also have the window guard, lead paint, etc.. riders for free.

  2. Join the Rent Stabilization Association, they are a landlord advocacy group. Their standard lease was used by both landlords I’ve had in NYC, both were market rate apartments. The leases were pretty reasonable. The RSA also has a variety of other resources for small landlords.

  3. you might also talk to a lawyer… our attorney gave us blank leases for free and also told us what to add in a rider, all free advice since she’d just helped us close on the buliding. an ounce of prevention might be worth a pound of cure.

  4. Two sources for “standard” leases are Blumberg (as mentioned above) and REBNY (Real Estate Board of NY). The Blumberg T-186, as well as many others, are commonly stocked at local stationery stores. Both Blumberg and REBNY leases can be purchased through links below:

  5. You can find “Blumberg” forms that have several boilerplates (there is no one “boilerplate” as terms will vary depending on the property type, your needs, etc.) at many stationery stores.
