We are conducting our final walk-through on Monday before we close on Tuesday. We are buying in “as-is” condition and planning significant work. Can anyone give us some thoughts on what to look for, what to be careful of, etc.?

  1. Make a list of any fixtures and fittings that are included in the contract and make sure they’re still there (i.e. that the seller hasn’t taken the stove or the boiler). We took an outlet tester to our closing and checked every outlet in the place (one circuit was incorrectly wired as it turned out, which was fixed before we moved in).

  2. If you’re “buying in “as-is” condition and planning significant work” the final walk-through should be pretty simple. You’ll want to make sure that no unforeseen disasters have occurred and that the sellers have done whatever they were supposed to do (which, in an as in house might be as little as leaving the house empty and “broom swept”).

    I haven’t been through this for 35 years, but I don’t think things have changed much. I actually had keys to my house before closing, so my own final walk-through was merely an informal stopping by on the way to the closing to make sure the house was still standing.
