Quick question. Trying to figure out a way to determine fair price of roof rights. 3 units in the brownstone building. We and the unit below us have majority share (roughly 33% each) and the ground floor unit has about 24%.

The roof was designated in the original offering plan (from 1994) as a shared common area. I can’t find anything in the condo bylaws about it.

We bought our apt 6 months ago and would like to put in a roof deck and acquire roof rights. Price we paid per sq. ft in our apt is about $370.
