as daveinbedstuy eluded, are you talking about bed stuy or brooklyn heights? theres youre $200-1000.
kind of like asking what the manhattan ppsf is knowing you are averaging the harlem and west village comps.
either way you will be way off with a boro wide number.
Hard to gauge, as sqft is more often than not erroneously reported in NYC. Sometimes, the building dimensions aren’t correct, or the basement is included in the calculation.
With that being said, use the sales comparison approach. It works better, as it represents the minds of the buyers and sellers. Take into account location first, then # of floors above grade, and find out anything you can about quality of construction, condition, outdoor space, and basement utiity. It certainly helps if you know the deal about the mechanicals. Look up the building info on the dept of buildings website.
The NYC Dept of Finance rolling sales report has that for the entire city (u can google it or go directly to the DOF web site and poke around). I think it’s updated monthly. However, any of the sales listing web sites, like trulia, streeteasy, etc, that shows sales will let you easily calculate that. I like the DOF rolling sales report though because it’s easier to sort and group by neighborhood.

check trulia.com, zone into a specific neighborhood and it will provide you with that info.
