a tenant. her lease is up this month. talking to her and she seems not to understand her lease is up. she keeps calling me saying she won’t move.

she seems fixated with the apartment.

this one girl she has been doing it for 2 years. i gave her a whole year of chances. first year she promise second year would be different, but same thing second year.

i gave her my notice and she is refusing to accept it. I told her i’m not renewing the lease. she insist on staying on even though i would forgive the money she owes me. she is insisting on staying for the next year. it should be enough money for her to move and so on…

I told her i can’t take the stress of any more. but she insist.

she is the one with heating issue (all windows open and its blood hot there), neighbor complaining issues, neighborhood business complaining issue. complain about other people in the building for doing something she does herself.

in fact many times she calls to get me to complain about the neighborhood businesses that been there before i got the building.

one incident royally piss me off cause she actually handed me the phone to the business owner. cause she assume me being asian and lady who owns the laundry being asian, that I could some how talk to her and convince her that my tenant is right.

her sublease people tells me that she calls 311 about a bar like 3 or 4 doors down all the time. she try to get them to complain too.

I’m at my wits end with this girl. i have a soft spot for artist. the sporadic payments is fine, cause she is artist, but her other things is just causing me too much stress.

so should i just start court preceding now or just wait till she over stays her lease?she does owe me alot of back rent. which she can keep as long as she moves out.

early this morning when i was driving, she called. i told her i’ll call her later. she didn’t wait. she kept calling today alone 14 times on one line and 6 times on another and few text. when i was done. i didn’t call her back.

  2. FWIW, this OP posted this same message on Brooklynian but revealed that he had meetings with legally recognized subtenants and advised them not to pay the prime tenant. I advised OP that he has interfered with the prime tenant’s ability to collect monies owed to the LL. This in my opinion could be harassment by the LL and I gave advice that was of more value to the Tenant,(pro bono for artists).
    Even though Brooklynian would be considered “pro tenant” the entire thread was removed with no explanation.
    This is my Cross to Bear until I get to the bottom of it or until I get bored.

  3. There are laywers that do this full time. Robert Koeppel 44 Court St. Stern & Stern 32 Court St. These guys live in Landlord Tenant Court, and don’t charge much for each Court appearance.This is a “procedure” more than any brilliant legal work.
