We bought a garden duplex in a renovated building in Park Slope about a year ago. We would love to replace most of the wall facing the garden with a glass wall, but we understand there are structural issues involved. Can anyone recommend an architect and/or engineer who might tell us what’s possible?

  1. Silvermax, thanks for that reference. I wasn’t aware of that thread. It was very helpful indeed. You mentioned that your architect, David Cunningham, had walked you through a similar project. Would it be possible to see any images of that project or to get some more details on the scope and the costs, etc.? mmeland at portfoliomedia dot com

  2. If it is a condo there is usually a standar form agreement and by law the condo board must answer within 30 days. If they can’t find an objection then they must approve it within 30 days which is usually associated with the following contingencies:

    1. Liability onsurabce for all contractors
    2. Building department approval

On a satirical but true note: Since you will put more glass your envelope will need to comply with the energy code requirements at least for that section of exterior wall

  3. You said “We bought a garden duplex in a renovated building…”

Is it a condo? Would this type of construction be allowed by the board?

  4. Hi,

all you need to do is shore the wall, rip out the brick and install a new steel beam along the entire lenght you want to open up. I might have a before and after pic I can post of a project we are finishing up.
