don’t you need a cofo of 3 units to rent to three separate tenants?

  1. The DOB is handing out those flyers in all neighborhoods and languages for tenants to turn theis landlords in.

    First check if it is possible to legalize in case because depending on zoning, density, building construction tyoe you might even not be able to do it.

    If a tenanat doesn’t pay rent and there are issues with the C. of O. you will get screwed in L & T court big time.

  2. Sorry, but no, it is not legal. DOB is on the hunt for this BTW. They are begging tennents to turn the landlords in. Anytime you see a bunch of people died in a fire that is most likely the situation. Happened a month or so ago.

  3. Technically, yes. As long as there is no problem, all is fine. The minute you hit a bump and get any issue (fire, flood, tenant issue) you are screwed. Your average insurance company or housing court judge will only be too happy to hang you by the unmentionables.
    So, do you feel lucky?

    I’m not sure what the legal ramifications are but you won’t get the utilities changed around without getting the C of O changed because I believe they require the permits to be in order or something along those lines.
