Just wondering what you guys think a fair price for this property would be?
Much of the house has been renovated – new bathrooms and kitchen, new windows, roof and boiler, and most of the plumbing and electrical has been redone.
It also is immediately next to the playground by P.S. 230, which could be a concern with noise and such.
Any and all opinions would be much appreciated..
It might be a bit of a hassle becaues of the school but it’s a good Kensington locale. Someone asked about this particular block before and I praised it. Close to pretty much any necessities you may need (train, store, dry cleaners, decent take out places, bank, barber, etc).
i forgot about that truck 🙂 it’s quiet in the winter….
Yeah, that playground is open from morning till dusk – which in the summer is pretty late. Wonder what happens when the ice cream trucks park in front and play that ice cream truck tune over and over and OVER again..
we live across from a schoolyard. the noise was a concern for us as well. what helps is that the schoolyard is always locked so that there is no one playing or hanging out when school is done for the day. peace and quiet after 3pm. think about the school time traffic though. the extra cars, school buses, parents picking kids up and dropping off…..can be a bit rough.

I would prob offer $650K and work up from there, no more than $700K though
my only concern is that damn school yard next door
like sure it’s 3pm ,the kids are gone it “should” be quiet by then,
but what about summer and the courts are open, will it be a place for locals of all ages to hang out and play ball and scream and yell – is that doable for you to handle?
Yeah, I saw Zillow’s zestimate but wasn’t sure how grounded in reality those are.. A local’s opinion seems more valuable, thanks Kensingtonian. The kitchen and bathrooms (not pictured) would not be my personal choice (a bit on the “shiny” side) but it is a quality renovation nevertheless.
Looks like a fair ask price to me. Zillow estimates at 695K and I would say somewhere within 650K-700K depending on how much you love the area, layout, bla bla bla. Pics look like a nice reno.
