i use only tung on furniture and i am always happy. But i am notorious with plants in the house , and bringing things through the house to the garden, plus one or two puppies wiyh a cat. do you think it could stand up to that?
We used tung oil (not poly). Non toxic, natural finish. Some extra challenges over time but benefits too. It does wear but can be spot refinished. Probably not on your list of options but worth a thought. We love it
Oil is the better choice if you want a long lasting, durable finish. The smell is much worse than water base products and drying time is longer but it’s worth it. If it’s done correctly, it will be a long time until you have to do it again.

We went with oil-based a couple of weeks ago– horrible smell, but looks great now. We used Unique Flooring- they were 500-1K cheaper than the rest- we were worried about how it might turn out, but they worked hard and it looks great now.
I used oil in my house and very happy with how its holding up thus far. Based on my limited experience with water finish in my last house, this is much more durable.
But the smell is really strong – if at all possible, move out for a few days while it cures.
to me, this is a no-brainer. water-based will scratch very quickly, no matter the coats. professionals push water-based because they don’t have to invest the drying time. definitely go oil.
Actually, oil is more durable. But water is fine. Oil is more difficult to apply and takes many more days to dry. The fumes are toxic.
Three or four coats of water-based semi gloss is durable and will darken the color of the floors somewhat. Four or five coats of water-based satin will also be durable and will not change the color of the floors. It will almost appear as if you did not poly them.
