I’d like to make an extra door from my backyard to the first floor, essentially remove window and install a new door. This is a single family house. Does this kind of work requires permit or it might qualify as an “Minor Alternation” and in case dob filing is required, how much would Architect’s work…

You will need a permit for the type of work specified. Guidelines for such type of work when you need a permit and when it is exmpt from filing requirements are specified in DOB TPPN 1/99 available on NYC DOB website.

It depends what, if anything, is already on file at the DOB. Start there by requesting the file on your home.
Why would it have an impact when you sold, Arkady??? I bet 99% of the houses sold in many parts of brooklyn have had unpermitted work done on them.
Mine did.
Ususally what you find at DOB is unreadable if even on file. We measure the plan in question and file that.
A related question: Let`s say you want to do something like this, and it turns out there are no existing drawings of your old house on file with the DOB. Would you then have to hire an architect and submit an entire set? If so, it makes doing a simple, seemingly non-dangerous improvement really daunting….
It would have a big impact if you sold. Easier to deal w/ now rather than later.
File it with the DOB
If you’re in a Lanmark District in will first need to be filed with the LPC.

I’m similarly shocked!
I had a company called Elegant Doors (imsr) and they replaced window in about 2 hours for < $1200. It’s double paned and has stood up 5 yrs so far with no air leakage. This was without cutting the sill down, so you have to step up through the door.
I’m very surprised to hear that anything of the sort goes on in any part of Bed Stuy!!!! 😉
