So we’ve chosen an architect, and now we’re looking for a GC. (I’ve linked our original post below.)

It’s a pretty big project: 5 story townhouse in Harlem. Truly gut reno. Other than the 4 walls, everything needs to be replaced. Even the 4 walls need work.

We would like to interview at least 2 additional GCs. Recommendations are highly valued, so townhouse owners, please respond. GC must have multiple townhouse gut reno experience.

    I have done with them few townhouses, they sort of specialize in that sector.

    give them a call,

    1. very few change orders during the construction process – they don’t practice that .

    2. will give you one year free service for anything what you will find not working correctly after the completion – they prefer to fix it , then loose a good name.

    3. They do have pretty much all trades in house – so there is no misunderstanding between the trades.

  3. Sean Coyne of COYNE AND MACK. HE IS THE MOST WONDERFUL CONTRACTOR !!! He is diligent doing a good amount of the work himself. He is always is there not just showing up on payday. His work is gorgeous and is lovely. His crew was wonderful Peter his right hand man is brilliant. He is willing to work with your budget and able to work quickly.He is nothing but a joy! He made my house complete renovation and addition shine! I will post a bigger post with pics of his work. Most of all he put up with my husband who is a picky kind of guy with lots of personality.   4. I’m not sure if you project is modern or traditional, if it’s traditional – I really recommend Joe Leone. He’s an old-world craftsman, he came from Italy and actually does much of the work himself. He has great stable subs as well.

    He probably won’t be the cheapest, but I’ve worked with at least 15 GCs in the city and he really is one of the best.

    Just a little anecdote, we had a tight budget for a project on 86th st – so we were trying to only specify Dykes profiles since they are rather ubiquitous and cost effective. First day on the job he looks at one of the casing profiles and says ‘you can do better than this’ – he ‘made’ us choose a thicker 2 1/2 casing. Anyway he’s a real perfectionist.

    If your job is modern, he has two sons and a a nephew that take on the more modern jobs. Each acts as their own PMs and Site Supers – so you always get an owner in the company. Which is nice to not have to deal with middlemen.

I interviewed 4 GC’s and All Renovation was the only company to supply me with a professional itemized estimate and time line. They also provided previous client site visits and a list of references. In addition I was also invited to walked through an existing brownstone gut job they had going at the time I interviewed them, which was extremely helpful.
