Our 2nd bedroom does not have a closet. I have heard conflicting answers as to whether a room needs a closet to be considered a bedroom when selling. I have also heard the answer can be different depending on the location/zoning in the area. Does anyone have a definitive answer as to whether I can list my apt as a 2 bedroom if the 2nd room doesn’t have a built in closet? any realtors out there know the answer? Thanks in advance for your help.
At some time previously, houses were taxed on the number of rooms and a built in closet was considered a room! hence people used Anwoirs(I am sure that isn’t the spelling).
Its my understanding to be a bedroom you need a window with size requirements. Without a window its an office/den no sleeping is intended. It may be that there is either an official or unofficial “requirement” that if it has a closet they the DOB gives the owner a hard time over a C of O. I have seen rooms like this in new construction called an office/den always without a closet

someone who’s citing that it’s code to have a closet in a room for it to be considered a bedroom. Please find it.
I looked in the section that I think it should be in.
Chapter 12 – Interior Environment.
Nothing about a closet requirement.
And I ain’t looking anymore.
I say it’s not required, but definitely a major plus to have in a bedroom.
Listen guys, if Jock DeBoer (first post responder), who is a very capable architect who works with the DOB all the friggin’ time, says it is a requirement of theirs, then it is almost certainly so.

I don’t think that’s the case.
Arkady, I too added a closet to the second BR after making that small attached double entry room in the back into a second bath.
My master bedroom uses the attached small double entry room as a huge closet.
There was an additional double entry closet room and a bath with hallway entrance between the two bedrooms…..classic brownstone setup. I turned both of these into the ensuite master bath.
I added closets to my guest rooms & made a dressing room for the master bedroom so I guess the dressing room is a bedroom & my room is not.
it must have a window to be a bedroom.
I apparently bought a 0 bedroom house!!!!
