Our 2nd bedroom does not have a closet. I have heard conflicting answers as to whether a room needs a closet to be considered a bedroom when selling. I have also heard the answer can be different depending on the location/zoning in the area. Does anyone have a definitive answer as to whether I can list my apt as a 2 bedroom if the 2nd room doesn’t have a built in closet? any realtors out there know the answer? Thanks in advance for your help.

So – does the lack of contrary evidence demonstrate that a closet IS NOT needed in a BR (by code) – or are the “yes folks” just too busy to provide a citation for their assertion?

um, the 2008 Building Code is what needs to be followed now.
They updated/changed lots of things….in particular:
“Room sizes and ceiling heights for bedrooms are defined as follows:”
They increased the minimum requirements of room widths and ceiling heights for habitable rooms.
cmu- Yeah, but at least I didn’t have to look in at all those gross poor people as my carriage rode by.
Britain used to tax windows so cottages owned by the poor would have all those bricked-up windows. Great social policy.
if you are building a room out–i would definitely build in a closet if you have the space. any new construction that DOESN”T have closets or lacks closets—shame on them.
“At some time previously, houses were taxed on the number of rooms and a built in closet was considered a room! hence people used Anwoirs(I am sure that isn’t the spelling).

Funny the lengths people go to to avoid tax.
I remember some European country used to base property tax on the width of the house on the road so someone built a triangular house with the narrow end at the front.
No mention in the codes for closets offhand. I never had any issues with DOB plan examiners on this issue. Room sizes and ceiling heights for bedrooms are defined as follows:
BC 27-751 – 1968 building code
HMC section D26-33.01
MDL section 31
In non of those are closets mentioned as a requirement
oh and what people do with them after they get the C of O and move in is to use them as a bedroom and sometimes they build a closet as well…
