I own a corner property and consulted with an architect with the idea of splitting one store into three stores. He told me that it was easy to do on buildings built before 1968. He said the only requirements are that each space must have its own partition with a door connecting it to the other space. He quoted me 2500 for the plans and an additional 600 filing fees.
Couple of questions – are such plans legit,? has anyone done them and could share some light on them? and does the price sound all right?
In general no except if that specific establishment or space has one. Example: dry cleaning establishment or liquor store, etc.

Let’s say this architect is working out of his house and has a low overhead – he’s trying to pay himself $40-$50 an hour (I know a pittance, especially in this city). At most he has about 60 hours of time to spend, most likely 50 hours.
Do-able – yes, but as so many point out on this forum, you get what you pay for.

i just want to confirm something. if the building has one store and i want to split it up. is that legit? what kind of paperwork will i have to file regarding the usage?
i understand needing to file work permits for the renovation. but as to the actual change in usage, will i be filing anything? does the fact that there is no C/O mean that i can change my use however i see fit without any paperwork??
Price sounds towwards the cheaper arena. You can split into multiple stores even if you go with the new code.
What actually matters is if you have an existing c.o. for a store and the squre footage is so designed that the no. of people remain the same as on the c.o. you can file ot under alteration type 2
Regarding filing fees I would refrain from giving any number as DOB is notorious for jacking up prices to collect their outrageous legalized extortion scheme fee.
