I got an estimate for renovation of kitchen and bath; $11700. Please advise if this is a fair price for work, limited materials.Scope of work would be: demolish kitchen with debris removal, plaster & skim coat livingroom and hall entrance, install kitchen tile, sand & restain parquet floors, baseboard installation, crown molding, paint apt,install kitchen cabinets, reglaze tub, replace toilet & sink, regrout bathroom tile, breakdown & reframe closets.

I have a very similar studio (nearly identical layout) that I’ve been looking to renovate into the Jr. One Bedroom that Kensingtonian suggested, and the estimates I’ve received have been nearly 50% more for just the kitchen work. How much of this is a function of this contractor low-balling you or how much more expensive my project would be, I don’t know.

  2. Don’t relocate anything. It is when the nightmare begins. Permits are a fortune. In ny you cannot put wet over dry location.
    To move gas plumbing is another expensive fiasco with more permits.

    Keep it simple it is cost effective. Try to replace everything in the same location.

  3. If you can move the kitchen I would. It would give you more options for layout. It would prob cost more in the renovation since you would most likely have to move plumbing and gas lines.

  4. I agree with above posters, I think that price sounds verry good, I just hope they aren’t low-balling you. Get a few more estimates

  5. Thanks all. The estimate did not include kitchen cabinets. The contractor was recommended by family. I’ve seen work they’ve done, but it was much more basic work. I will absolutely be getting other estimates, just wanted to know if this was a fair starting point. because of my limited budget I’m comtemplating doing some of easier work myself; painting, sanding and staining floors, etc

  6. I am with everyone and 11,700 sounds fairly cheap for that kind of work. Also if this is your place, did you consider moving the kitchen into the living room and making that whole kitchen/dining area into a bedroom. You can make a fairly decent junior one bedroom out of that studio.

    Does that $11,700 include the actual cost of kitchen cabinets? You said “includes the install”, but are the cabinets themselves extra?

    As folks have said, get a few estimates, but overall it sounds very reasonable.
