Can anyone recommend an architect to help to legalize a parking pad in front of a building on a 30ft lot.

  1. You can make your parking space within the building but you cannot have it as a pad on the outside unless you are of higher density zoning. Are your neighbors having their pads on the front yard or in the building or side yard ?

  2. The front setback is 10’ for R5. I do not see this happening unless you can legally convert part of your basement into a garage.

  3. Thanks brooklynexpediter – but can you explain then how it is possible that two houses on my street (exact same configuration as mine) have legal parking – one of which had it done in 2008/2009??

  4. It’s in an R5 district and the building class is a CO – 3 family. Can anyone recommend any architects that would take this on and how much would something like this cost to do?

  5. You must have a minimum of 8′ ft. wide by 18′ klength of clear space for a parking pad. Since you have only 14 ft. that sounds a no brainer that you can’t do it. In addition, even of you have the space you may be subject to other zoning restrictions. Which zone are you ?

  6. Per my survey I have 14ft in front of my home, and the setback (if I understand that correctly)which is the area to the fence is around 3ft. I’ve been told that some of the homes on my block legalized by cutting an 8ft hole in the basement (which is above ground). In my home currently that area is cold storage, and it looks like there was a hole there at some point in time which was blocked up. Has anyone heard of doing this or is this realistic at all?
