Basement Space Value
I live in Cobble Hill and was wondering roughly the dollar per square foot value of a semi-finished basement. I was thinking 50% of residential prices, but I’m not sure. Thanks for any input.

Thanks for your reply, 99 luftballoons. It is indeed a cellar–no windows, no real air supply. And it is not really finished. Ceiling height is probably about the same as yours. Was curious to know. Your input is much appreciated.
No, there are no windows at all. However the boiler room has a fresh air vent, and of course the boiler exhaust is vented to the roof. We also installed hard wired carbon monoxide detectors by the door to this room. The half bath also has an exhaust to the outside.
There is a metal hatch in our front yard area that is not air tight and so fresh air gets in that way too We do occasionally open the hatch to flush out the air but the only time we really needed to do so was when the sump pump motor failed and the sewage leaked on to the floor as we desperately plunged what we thought was a clogged toilet – you live and learn. Apart from that occasion, in the two and half years since we finished it we’ve never had an issue with the air in the cellar; stale or otherwise.
99luftballons: Curious about your cellar: Do you have any windows at all in it? If not, do you have some other form of air supply? I’m thinking about finishing my completely underground cellar in a manner similar to what you describe, but worry about stale air, or no air.
I am guessing you are referring to a cellar (in DOB speak something that is totally under ground) as opposed to a basement; which can be habitable space as long as it is 50% above grade (yes, a simplistic definition I know).
A price of 50% for a semi-finished cellar seems high. What is the ceiling height and what exactly do you mean by semi-finished.
We are also in Cobble Hill and our cellar (Internal dimensions – 20′ x 38′ with an 8′ ceiling height) is completely finished. In it we have a full laundry room, a half bath, a playroom measuring 14′ x 20′ and an office 20′ x 9′. As well as, of course a mechanical room.
I would hope that the above would add at least $200,000 to our house’s value but since we completed the work in 2007 we haven’t had the house appraised, so can not know for sure.
