Current situation: bathtub wall is rotting out (an exterior wall with a window + ledge), & tiles are literally falling off while people shower. LL had someone come in last spring to replace the moldy, rotting ceiling (the magic word in getting HPD to do something appeared to be “mold”), at which point he also replaced tiles on the ledge (which was falling apart then, too – & still is). The point is: the job was poorly done & purely cosmetic – the actual deteriorating wall was not fixed at all, just covered with tiles destined to fall off again.

How many chances does the LL have before we can call in our own person to do the job correctly (& take the bill out of the rent)? Is that even an option?

  1. Do not take action on your own and then expect the LL to pay for it. If you got a response in the past by calling 311 and HPD, call them again. Make sure you keep a record of the date of your call and the complaint number. It will be in your favor to establish this as an ongoing problem.   2. @daveinbedstuy – phones calls & texts (no response – so that means no response to our offering to hire someone who can do it right), certified letter. he walked through at the end of august so he could “make a list of repairs to be done” – he’s not in the dark about this needing to be fixed.

  3. Sounds like you got a real cheapo for a LL. Send him a friendly certified letter listing the ongoing issues,repair dates and your suggestions. After that, quietly plan your exit or call 311.
