Rent Control Apartment Leases
Hello- Does anyone know how lease renewals work for rent control apartments? I signed a lease on April 2007- April 2008. However for the past 2 years I received an annual apartment registration stating: Lease in effect April 1, 2008, Began on 12/31/07 expires on: 12/31/08 and the same thing for the year after, which…
Hello- Does anyone know how lease renewals work for rent control apartments? I signed a lease on April 2007- April 2008. However for the past 2 years I received an annual apartment registration stating: Lease in effect April 1, 2008, Began on 12/31/07 expires on: 12/31/08 and the same thing for the year after, which states that our lease ends 12/31/2010. What does that mean? How is it that if my original leas was signed in April, that now it ends in December. I know that the rent control raises have been approved as of 2010 but is this stuff legit- or am I being screwed over?
I would appreciate any kind of input. thanks
But what should I do? I overheard that they are going to raise our rent price in the “new leases, starting Jan 1, 1010” I read that by law, the rent can go up after a new lease- so technically our lease is up April 2010 then- and they can’t raise it until then?
You should have the yellow copy of your stabilized lease. The dates on your lease are all that matters if you were to end up in court. Don’t worry about the landlord registration screw up. By law, landlords must register rent stabilized lease data yearly. It’s another example of stupid government bureaucracy.
I’m just concerned with the date information- my lease was signed in April- why does it expire on December? My landlord has the original copy of the lease with my name in print- and he gets my check every month with my name on it. It seems careless to send out official documents with your tenant’s name misspelled. But my main concern is the fact that a lease signed in April- has been changed to saying that its been from December to December. I want to know if this is legal? or if I am not aware of a certain policy.

Are you sure you’re reading the LL’s form correctly? If so, have you contacted your LL and advised them of their error (wrong name, wrong apartment), or simply jumped to the fear of being screwed? How do you think your LL will become aware of or correct the information without notice from you? The link already provided has plenty of information, including sublinks for even more information. You are absolutely right- it is in fact Rent Stabilized. Pardon my posting title.
You are likely confusing rent control with rent stabilization. Read more here: http://www.housingnyc.com/html/resources/faq/rentstab.html
I would like to correct that my lease ends (according to the annual registration form) 12/31/09- not 12/31/10. And that my name was entirely misspelled in both Annual Apartment Registration forms, and has the wrong apartment number on it as well.
