Double Duplex vs 3-over-1
I know this may be too general a question, but a RE agent told me that there would be more people looking for a double-duplex than an owner’s triplex with 1 floor rental. Could that be correct?

there maybe more looking for 3 over 1 but there maybe lot more homes with the 3 over 1. Question is which has more supply for the demand? (or vice versa).
3 over 1 is better – especially where you are.
absolutely 3 over 1!
In terms of income, if you decide to rent two duplexes, you will do much better than if you are renting a triplex and a one bedroom.

bj: I personally know three people (with kids) who rent duplexes. small floor-thrus are definitely for singles or couple w/o kids.
bkrules,slick, that’s what I’d think too. Triplex living is like a “house” rather than an “apartment.” That’s why I wondered about that agent’s comment.
I think 1 floor easier to rent then duplix. for start, what kind of oerson rents duplex?
triplex and 1 floor rental seems more popular to me. rental income from the 1 floor is more per square foot than most duplexes.
Owners duplex + 2 apts is solid though.
Not a real estate agent, but I expect it would depend on where you are.
In high-cost areas, I expect double-duplex are a harder sell–people who have the capital to buy in those areas will usually prefer a triplex. So, your target market will want to convert, so they’ll factor in renovation costs when making their bid.
