I know this may be too general a question, but a RE agent told me that there would be more people looking for a double-duplex than an owner’s triplex with 1 floor rental.

Could that be correct?

  1. there maybe more looking for 3 over 1 but there maybe lot more homes with the 3 over 1. Question is which has more supply for the demand? (or vice versa).

  2. In terms of income, if you decide to rent two duplexes, you will do much better than if you are renting a triplex and a one bedroom.

  3. bj: I personally know three people (with kids) who rent duplexes. small floor-thrus are definitely for singles or couple w/o kids.

    bkrules,slick, that’s what I’d think too. Triplex living is like a “house” rather than an “apartment.” That’s why I wondered about that agent’s comment.

  4. triplex and 1 floor rental seems more popular to me. rental income from the 1 floor is more per square foot than most duplexes.

    Owners duplex + 2 apts is solid though.

  5. Not a real estate agent, but I expect it would depend on where you are.

    In high-cost areas, I expect double-duplex are a harder sell–people who have the capital to buy in those areas will usually prefer a triplex. So, your target market will want to convert, so they’ll factor in renovation costs when making their bid.

    Just a guess.
