Cost for Adding Extension?
We’re considering adding an extension to the garden level of our townhouse. The building is 18 x 36 while the lot 18 x 100. The addition would be 18 x 24. What is the range we should expect to pay? Thank you.

OP here. Thanks for your input. Next door building is 70 deep. From the responses, I estimate the one floor extension would run $60K to $100K. Right now the space is a brick patio, but we would turn the extension to a family room.
If we wanted to extend the Parlor floor, or all 4 floors for that matter, does economy of scales apply here or should we estimate by multiplying the garden floor by the number of desired floors?
Thanks again.
The cost for a project like this, at 432 sq ft, would range from $170 – $250 per sq. ft. This would not include finish materials. If you have further questions please feel free to call me at 718-351-4099.

To revisit one of yesterday’s topics, once the addition is complete expect a re-assessment and an increase of your property taxes.
A typical structure for an addition of this sort would be load bearing perimeter walls on poured in place concrete footings set below the frost line.
can you build 60′ deep on a 100′ lot?
(You realize your neighbors are going to hate you if do this?)
Ed…what are the foundation requirements for an addition like that???
Let’s get real. I competitivley bid work like this all the time. You should budget $150,000 soup to nuts for a compliant, conditioned, and occupiable space. Ed Kopel Architects.

In an appraisal I just got for a refi, in the COST APPROACH TO VALUE section, it used $165 psf x GLA to arrive a the cost of replacing new. For your 432 sf addition that works out to 71k. You could spend less, and the sky’s the limit if you want high end finishes. You probably want a deck, and then a conversion of a window to a door for access above. That plus 2 years off you life expectancy.
