I’m currently determining a selling price for my 3 fam on 6th ave near 19th st in lovely Greenwood Heights. I got a hold of some comps and there are two houses that very nearly resembled mine and are very close by (but looked in worse shape since I have done some recent renos). The prices on those were a disparate 870k and 990k. A broker suggested 899. I’m also questioning FSBO or not but saw that on a recent post so I’ll read up there.
Any thoughts on price?
When you say “I got a hold of some comps” do you mean sale prices or ask? Asking prices for nearby houses for sale are helpful for the purpose of marketing but don’t count as comps when appraising value. For that, you have to find what comparable houses actually sold for recently.
Greenwood Slope – nah, I just sold my place so am pretty content not having to move into another house -they are a lot of work 🙂
Good Luck – I would say price aggressively even if it means asking $50K below what you think your house might be worth…. you will get traffic and hopefully bidders!

Looks like more of an investment prop than a home. 3 floors, 1800 sft total. So the owner’s apt is 600 sft? Not many people are gonna be cool with that. But all it takes is one to disagree 🙂

You could probably list it at $900-950K and see what sorta traffic you get. There is a house I went to see on 18th btwn 5th and 6th that is 3 floors and about 1900 sqft and they are asking $700K and I thought THAT was way tooo much money for the shanty shack (am not suggesting your house is like that, but your apt by your own admission doesn’t seem to have been recently renovated.) and when you say the top units have been renovated, what exactly does that mean?
Also there is a nicely renovated house on 22nd and 6th avenue I think on the market for 825K however it’s a single family, but it’s 3 floors….

owner apt (1st fl) has exclusive yard and could get up to $1600 rented
House is in pretty good shape. boiler/heater 3 yrs old, roof w/in 10 yrs old. Apts 2 and 3 just renovated. hall/stairs just renovated. apt 1 not recently renovated but still move-in
What’s the square footage? Rental income? Is there a backyard? What’s the state of the house in general?
