i’m aware that one needs approval from both dob and lpc to do work on a landmarked building….if you’re looking at that building to buy, how can you know if such an extension would be permitted before making an offer on the house? (basically it would be a 15×15 bedroom off the garden with a parlor floor deck above…general ballpark on cost would also be greatly appreciated). thank you.

  1. Sometimes you can even get visible alterations passed when they add extra character – depends if you are blocking a neighbour’s view or anything like that.

  2. we were given an estimate of $50K for something about the same size including new foundation, no fancy materials or wall of windows or anything.

  3. It’s likely that zoning will be a bigger issue than Landmarks if you’re adding square footage. Have you worked out how many square feet are left to build on the property according to its allowable floor area ratio? that’s probably the most important thing to review, everything else being equal.

  4. outer court issue with zoning and landmarks will ask to see what other rear yard additions on that block exist for precedent.
