Hi, First time buyer, looking to buy a 2br condo unit in a brownstone in Harlem. Would like something around the W. 120s. Not too bothered about a tax abatement. Main. hopefully in the 300-400s. What is a decent price per sq. ft. to be looking for? Thanks 🙂

You can get some deals in Harlem right now. If I were you I’d make lowball offers. It’s frozen up there right now and sellers are desperate.
I don’t know about price per square foot, but I bet you can find a very nice two bedroom condo in a newer building in the $500k range. If you buy a coop in an older building, especially if the apartment itself needs to be renovated (aka direct sponsor sales), the prices are much cheaper.
