What’s the standard nowadays? 10% below asking? 20% below? How do I factor in outdoor space that is over half the size of the indoor space? Any input is much appreciated.

Looking at comps to determine if a property is overpriced or not will allow you to make an educated guess at what the price should be. But it’s still a guess.
If it looks overpriced offer 20% below ask. If it looks reasonable offer 10% below ask. It’s just an initial offer. See how the seller responds. You can always come up.

I don’t believe in a “standard % below ask” offer. If the unit overpriced or underpriced?
Look at the comps to the unit you are interested in. Not just the for sale ones, but use Propertyshark to find similar ones that have already sold.
You may find that the unit is priced to move and offering 10-20% less might make you lose out. You may find it’s priced way too high and you might get away with offering 30% (with supporting evidence).
Find out what other things have sold for recently, that will tell you if the asking price is 10-20% over, or right on the mark. Offering/paying the asking price isn’t bad or wrong with it’s priced well.
