Anyone else notice they finally fixed some of the sidewalk in front of the Vermeil at Sterling Place? Think it will be enough to close a $1.1 mil three bedroom? Has anything sold in there recently or at 145 Park Place? Those places seem to be just sitting..

  1. A) It is Newark and B) Taxes are high in NJ.

    When looking for my house, I decided to check out Jersey City, which has some beautiful historic brownstones. I was able to find really beautiful places much cheaper than Brooklyn, but with taxes of 10,000 + dollars. That is Hudson County, the most corrupt/incompetant municipal organization around. Don’t know about Newark specifically (Essex county) but I suspect they are multiples of NY taxes.

  2. that is true for sure. i guess for me, i moved to brooklyn after living in manhattan for about 5 years because i was tired of all the crowds and noise. and after 9/11, quite frankly, i was moderately freaked out being in manhattan. but, as you point out, that isn’t always true for other people — though brooklyn has only gotten more crowded and noisy since i moved here. i might have to move outside city limits to get some peace and quiet…gasp! 🙂

    (though i have to say i definitely think flatbush at 7th ave is not nearly as nice as parts of broadway or columbus on the upper west)

  3. Bodhi, I see your point, but I don’t think everyone moves to Brooklyn hoping for complete peace and quiet. A lot of people live in Brooklyn because they do like city life, probably came from Manhattan and just wanted a little bit of a bigger space for less money.

    Most people moving from Manhattan would not find that location unbearable with regard to noise…it would be like living on Broadway on the UWS, or Amsterdam, or Columbus, or you know…practically any main thoroughfare in Manhattan which sees 3 times as many cars as Flatbush does.

    And for those who want to live in quiet in Park Slope, there are block up block of tree lines side street. Something for everyone!

  4. Interesting about 145 Park Place. I took at look at the apts in there a while back when they changed brokers. The apartments themselves were nice in that building – however, i think there was only one or two available facing Park Place. The ones that were on the Flatbush side were really rough. I can’t imagine paying close to $1 mil for a two bedroom and face Flatbush Ave. You could hear the noise right through the windows. That is just brutal.

    These are a couple of a places I’ve seen sell at 145 Park Place recently. Another had a signed contract in 24 hours from when it was listed. Guess someone in the building bought it.

    As far as The Vermeil goes, I have noticed that they’ve begun to repair the sidewalk. The fact that it’s taken 2 weeks to do a job which normally takes 2 days does not bode well, but I do think they’ve managed to sell a few units.
