Good Day Brownstoners,
I am looking at a few places on Dean Street in lovely crown heights. The listing agents are asking for 12% of the annual rent as a fee. Do you have suggestions as to how I might be able to rent directly from an owner rather than using a listing agent. I believe that the listing agent does deserve a commission for their work, however, In this economy I would much rather use the 2000+ dollars we will spend on fees in a better way!
Do you have any suggestions?! Please help!

  1. Bargain, bargain, bargain.

    I have walked out on brokers before and they have chased me down the street. Got them down from 15% to a month’s rent. You just have to be ready to walk away from a place.

  2. Also, is the rent reasonable or can you negotiate it down? If it’s $100 less than other places, that might make up for the 12% broker fee.

  3. Lama: You can always ask the broker if the fee is negotiable, in this economy – most should be. Also, focus in the “by owner”: section on Craigslist.
