Im looking to move to Prospect Heights…Carlton Ave between Pacific and Dean to be exact. Does anyone know if its smart to move there now? Especially with the stadium talk and or Atlantic Yards. Hate to move there and have that are be gone in a year or two.

  1. Disclaimer: I live in PH and love it to pieces! Now the skinny: the block bounded by Pacific-Dean/Carlton-Vanderbilt is in Phase 2 of the proposed AY development. That means that whenever construction begins on Phase 1 (the stadium itself) — and first the eminent domain proceedings must be completed on the hold-out properties in the footprint and then there’s the demolition — nothing will happen on Phase 2 for years. That said, many in the neighborhood are concerned about the fate of the Phase 2 area. If it remains vacant for a long time it will attract illegal dumping and crime. Looks like Ratner’s plan to create blight is working! Surface parking has also been discussed. You can research all this and much, much more on Norman Oder’s atlanticyardsreport.blogspot.com site.   2. Despite the recent court ruling (ny state appeals court not supreme court) favorable to Ratner, it’s becoming unlikely that any financial scenario exists where Atlantic Yards can move ahead. Certainly not in the close enough future that this would cause a problem to you as a renter.

    Meanwhile, the neighborhood has great restaurants, great bars, and is a wonderful place to live.

  3. According to the recent Supreme Court win for Ratner, construction on the new Atlantic yards project is expected to start this year.
    Having said that, Prospect Park is a great place to live. You can always check your neighborhood BID (Business Improvement District) which is always a good place to start for information on your nabe.

    Agreed with poster above
    if you are renting – I wouldn’t think twice about it – you will prob love living over there
    however if you are buying and you are really set on a place – I would offer a low price based on Atlantic Yards

  6. Buying or renting?

    My thoughts are pretty predictable – if you’re buying, I’d be careful since you’ll be literally right next door to a massive construction site. Renting, however, is a completely different story since construction likely won’t start in earnest for another couple of years at this point.
