Brooklyn, brownstone, landmark district. Needs all new mechanicals(electric, plumbing), new flooring, new windows, lots of plaster repair, you know – it all looks like it needs work, 4 kitchens needed (standard, no fancy stuff), 5 bathrooms (again basic), new boiler, etc. How much does it cost per sq. foot to renovate? This must be all done by the book (architect, expediter, GC). Give your best estimate or actual cost if you have done work recently. Thanks.

Thank you all. I am not looking for the architect or the contractor at this point. I am a designer who has been approached by the client with (to my knowledge) unrealistic budget (I agree with Brooklyn Architect). I just wanted to make sure that my assessment is right, which it seems like it is. Now I just have to break the news to the client.
Not to sound too self-interested, but this is really the kind of advice you should be getting from your architect. While I know the snarky comments will soon begin in response, a responsible architect will have gotten to know the client and his/her program, their budget, their taste, and can then use his/her experience to bear in predicting reasonable budgets for a given project. The fact is you can do a renovation on a shoestring or with millions of dollars. The choice is all yours, and an architect can help make it an informed choice. That being said, unlikely a gut renovation that meets your description can be done “by the book” for less than $300/sf, unless you can stay away from all structural work, and sacrifice any a/c other than room units.

The numbers being thrown around here are all in the right ballpark. The price goes up the more you try to preserve existing detail, and goes down a bit if you gut (makes doing the mechanicals much easier). Pietro’s price sounds closer to a gut job. Our job came in toward the high end of Denton’s range and it was a very involved and problematic whole house job, including exterior (frame) walls, central a/c and a rebuilt one-story extension, but two kitchens and only one story of new floor. Contractor underbid, however, and couldn’t quite finish (got to about 97%). Hope that helps.

I’ve heard $200 psf thrown around a lot. Don’t know if that includes floors though.
