Cost to convert SRO to 4 Family
I’m purchasing a SRO in crown heights which has been vacant for 10+ years. I’d like to convert to a 4 fmaily. Can any architect or expediter with experience doing this offer a ballpark figure to get this done? I’m looking for a price for paperwork with DOB and drafting plans, not including construction costs….

Harlem…converted SRO to 4 family, as well I have gone through this process for 3 other buildings (2 of them from SRO to 2 family, 1 other to 4 apartments).

Does the seller have a Certificate of Non Harassment? If not it can be a very long slow process.
First thing is you need a letter of no harassment from HPD, can do it yourself or have a lawyer help. Many threads on that process here. 4 family is multiple dwelling, likley sprinklered, all new stairs and tons of other stuff. I think youd have to get someone to look at the building, talk quick layouts and put together rough i mean rough numbers.This will not be a fast process.tax consequences are the least of your worries.
Seen a lot of discussion on here about changing C of O but no one has ever posted about the experiences they had with a dramatic rise in real estate taxes after that occurs.
