Have been looking into buying an Apt in Park Slope–our rental space is becoming too small for wife and I. We’re finding that all of the Brownstones are long and narrow and don’t do well as two bedrooms, but instead are 1 bedroom plus a small 2nd room (not large enough for a queen-size bed). Is this true?
Are there any alternatives?

Also are there any newer developments that are not on 4th Ave? The lot & block structure of the old buildings limit space potential (I think). Any knowledge is appreciated.

  1. Alternative: There are lots of 8 unit limestone buildings in park slope that have 1100-1200 sf of space. We used to live in one on 4th between 8th and the park. There were 6 rooms altogether (2 BR, Bath, LR, DR and office). The price seemed comparable to a smaller brownstone unit, I guess not having all the same brownstone “charm”.

Take measurements in the 2nd small bedroom in apartments you look at, because we actually did fit a queen size bed, two small bedside tables and a dresser in the smallest room in our narrow railroad layout brownstone coop in Park Slope when we had it. But then we didn’t use the room for anything else but a bedroom. It wasn’t a bedroom/office and it didn’t have a TV in it. It was actually nice because it made it a very cozy and restful space. I painted the walls a darker color and hung heavy curtains to block the light. It was like a sleep tank.

    I agree with Wasder. Brownstones make terrible conversions unless there are at least 2 floors per unit.

  4. It varies, depending on the size and age of the building. The later Victorian buildings (1880s, 1890s) you see in Park Slope, Crown Heights, and Bed Stuy tend to be three or four rooms deep plus baths to side and can accomodate two bedrooms. You can check a building’s dimensions on PropertyShark.

  5. I think the point you raise about layouts is the reason why Brownstones don’t make great condo conversions. You really need to have several floors of a brownstone to have the space you want.

  6. There is a new development at Lincoln Place and 7th Avenue, I believe it’s 153 Lincoln Place. The apartments look great. There is another new development at Sterling and 7th called the Vermeil or 133 Sterling.

    I believe there’s also a place called The Heritage, but I don’t recall where that place is or if there are any units left available.

    I feel as though I should be able to think of more, but I’m drawing a blank.
